A custom home is the project where design-build pays off more than any other. Two reasons.
One: the cost-to-design ratio. With a traditional architect-plus-builder model, you can spend $40,000 to $80,000 on design before anyone tells you whether the house can be built within your budget. That's a hard lesson to learn late.
Design-build prices as it designs. You see real numbers on real choices before plans are finalized. The post-design "we can't afford this" rework cycle doesn't happen because the cost conversation never left the room.
Two: the schedule. No coordination lag between designer and builder. Drawings and permits pace to construction availability. The team that drew the kitchen is the team that frames it.

Two: a preliminary scope and estimate within 7 days. Not back-of-envelope. A real read on what the home you want will cost on the land you have.
Three: design phase. Drawings, engineering, finish selections, renderings until it's right. Typically 4 to 8 months for a custom.
Four: build. Permits, site work, foundation, framing, mechanical, finishes. Most custom builds run 12 to 18 months.
Typical project range: $800,000 to $3 million for a Milton custom build.
Lower end: 3,500 to 4,500 square feet on existing utilities with mid-range finishes.
Middle: 5,000 to 6,500 square feet with upgraded finishes and a daylight basement.
Higher end: 7,000+ square feet, custom millwork throughout, often with detached structures.
